Scope of service

Last updated 18 September 2026

This page sets out exactly what PropFact does, and does not do, in each of our plans and in the data tools subscription. It forms part of our Terms. For Plans 2 and 3, the written engagement agreement you sign before we start also applies, and it takes priority if the two ever differ.

All prices are in Australian dollars. Each plan covers one purchase of one established house or unit.

2. The free course

The course is 18 short videos with a workbook for each, open to anyone with a free PropFact account. The first three videos can be watched without an account. The course is general education about how the Australian property market works and how to read property data. It is free in every plan and there is nothing to pay to finish it.

3. The data tools subscription

The data tools are five web tools covering every suburb in Australia: Macro Analysis, Market Screener, Market Trends, Suburb Snapshot and Market Map.

4. Plan 1: Do it yourself

For people who have the time and want to learn to buy well on their own.

What you get

What stays with you

Everything else: choosing suburbs, searching, inspecting, working out what a property is worth, due diligence, negotiating, and managing the purchase to settlement. Plan 1 includes no one to one help.

5. Plan 2: Do it with us

For people who want to make the decisions, with an expert checking the numbers. You run your own purchase; we provide analysis and strategy, one to one, for 3 months.

What we ask of you

Finance pre-approval within 21 days of signing, attendance at the sessions we schedule, and genuine inspection activity. If these are not met, the deliverable dates move with them and the refund in this section does not apply to the delay.

What stays with you in Plan 2

6. Plan 3: Done for you

For busy people, or anyone buying in another city, who want an expert to handle the purchase.

Who does the agency work. Searching for, negotiating and bidding on property on your behalf is regulated work that needs a real estate licence in the state where the property is. In Plan 3 that work is carried out by our licensed partner agency, under a buyer’s agency agreement you sign with it. Your agreement names the agency and its licence details, and sets out the fee, when it is payable, and how either side can end the engagement.

Fee

$10,000 plus GST for one purchase. The payment timing is set out in your engagement agreement before any work starts. The data tools are not included; see section 3.

7. What we never do, in any plan

8. General information, not advice

The course, the data tools and everything on this website are general information. They do not take account of your objectives, financial situation or needs, and they are not financial, credit, legal or tax advice. Before you act, consider whether the information is right for you and get advice from a licensed professional. Past performance of a suburb or market is not a reliable guide to its future performance.

9. Independence and referrals

Only our clients pay us. When we introduce a broker, conveyancer, inspector or property manager, we receive nothing from them, in money or in kind, and you are free to use anyone you choose.

10. Where we work

All three plans are available anywhere in Australia, and sessions run by video. The data covers every suburb in the country. Our longest standing relationships with brokers, conveyancers and inspectors are in Perth; elsewhere we help you find and check local people.
