Portfolio tracker
Where your equity sits today, which properties pay for themselves, and how long until the portfolio funds the next deposit on its own.
What your equity unlocks today
Most lenders release equity up to 80% of value without new mortgage insurance. This is how far that deposit reaches once duty and settlement costs are paid.
When the portfolio funds the next one
Values grow at the rate you set; loans pay down at the repayments you entered. The dashed line is the deposit and settlement costs on your target purchase.

Where your value sits
Share of total portfolio value by property.
Which properties pay for themselves
Weekly cashflow after tax. Bars left of the line cost you money every week.
General information only. Not financial, tax, credit or investment advice. Your data is stored only in this browser — it is never uploaded, and clearing your browser data will erase it, so export a copy if it matters. Values are whatever you enter; they are not independent valuations, and a lender will use its own, which is commonly lower. Usable equity is shown at an 80% lending ratio as a guide only: an actual release depends on the lender's valuation, your servicing capacity and its credit policy. Cashflow is estimated from the repayment and rate you enter, treats all holding costs as deductible, and ignores depreciation and land tax, so it is conservative for a new property and optimistic where land tax applies. Projections assume every property grows at one rate and that you keep making the same repayment; neither is guaranteed. Confirm everything with your broker and accountant.
