Purchase brief

One page for the property in front of you — what it takes to buy, what it costs to hold, and how it stacks up against the other one you are considering.

Half of choosing is comparing. Fill in both columns and the better number in each row is marked, then print the page for the client. Every figure uses the same duty, tax and lending tables as the rest of the suite.

Shared assumptions

These apply to both candidates, so the comparison is like for like.

Every formula on this page

General information only. Not financial, tax or credit advice. Cash to settle uses real transfer duty for the state and buyer type, plus registration fees, conveyancing, inspection, your own fee and lenders mortgage insurance where the deposit is under 20%. Holding costs are whatever you enter; the tax position runs the rental result through real brackets against the salary above, and treats every holding cost as deductible. Land tax is assessed here on this property alone — the portfolio tracker aggregates it across everything an owner holds in a state, which is how it is really charged, and a second property in the same state can push both over a threshold neither crosses alone. Depreciation is not included, so a new build will do better than this shows. Nothing here tests whether a lender will advance the loan — that is the borrowing power page. Rate tables are and have not been independently verified.
