Plan 2Do it with us
$5,000 plus GST · 3 months, one-to-one

An expert holding your hand, helping you buy the property and helping you make the final decision.

A buyer’s agent takes the whole thing off your hands. If you have no time, that is the right service, and it is our Plan 3: Done for you. This page is Plan 2, the other kind of engagement. It is for the buyer who wants to run their own purchase, with a second set of eyes on the numbers.

We shortlist the suburbs with you. We build the comparable analysis with you. We work the due diligence with you and tell you what the evidence supports. Then you make the offer, and you keep the skill.

What we do, with you

  • Set the brief: budget, borrowing capacity confirmed by your broker, goals, and what you will and will not accept
  • Shortlist suburbs from our national dataset, with the reliability of every metric disclosed
  • Build the comparable market analysis together, so you can rebuild it without us next time
  • Present the comparable sales evidence and the range it supports, with the working shown
  • Work the due diligence: title, zoning, strata records, building and pest, flood and bushfire overlays
  • Prepare you for the negotiation: strategy, ceiling, terms, and when to walk
  • Debrief every offer, won or lost, and adjust the approach
  • Introduce brokers, conveyancers and inspectors we rate. No fee to us in either direction

What we never do in Plan 2

  • Contact the selling agent for you, or present ourselves as acting on your behalf. If you want that, it is Plan 3
  • Negotiate, make the offer, or bid at auction. In Plan 2 that part is yours, deliberately
  • Sign anything, or hold any of your money
  • Issue a valuation, or anything dressed up as one. We show evidence; you form the view
  • Take a commission, referral fee or benefit from a seller, developer, broker or inspector
  • Advise on self-managed super, ownership structures or whether to borrow. Those go to licensed advisers
  • Give legal, tax or financial product advice
  • Guarantee, forecast or hint at a return. Nobody can honestly promise one
Plan 3

Would you rather we did it for you?

Plan 3: Done for you is a full buyer’s agent service for $10,000 plus GST. We search, arrange inspections, talk to the selling agent, negotiate, and manage it to settlement over 3 months. The first month of the data tools is included. You still make the final yes.

Your buyer journey in Plan 2

We work through it with you. Seven stages from the first call to the keys. The documents along the bottom arrive on named dates. Miss one and the $500 you paid on signing comes back in full. The other $4,500 is only due if your purchase goes unconditional.

Where we work
All over Australia. The data and the analysis cover every suburb in the country, and sessions run by video wherever you are. Our longest-standing broker, conveyancer and inspector relationships are in Perth. Everywhere else we help you find and check local people, rather than pretending we already have them.

The questions everyone asks

Why is this a fraction of what a buyer’s agent charges?

Because we are not doing the same job. A buyer’s agent does the inspections, the calls and the negotiation, and charges for all of it. We give you the analysis and the strategy. You do the legwork, which is the part that teaches you something. The research behind it is not cheaper. It is already built into our data tools, so we do not start from nothing for each client.

The course is free and the tools are $40 a month. What does the $5,000 plus GST pay for?

Judgment on your deal. The tools will tell you a suburb’s median moved four percent. They will not tell you whether the house you are standing in is worth the asking price, or which of the fourteen recent sales are really comparable to it. Working through that evidence with you, one to one, is what you are paying for. It cannot be packaged. The $5,000 plus GST includes your first month of the data tools. After that it is $40 a month if you want to keep exploring them yourself, and you can cancel any time.

What if I do not end up buying?

Then you have paid the $500 signing fee and nothing more, and you keep every document we produced. The remaining $4,500 is only due when a purchase goes unconditional. Three months is a real window, but it is not unlimited. If the market or your circumstances change, we would rather you walked than bought something to justify a fee. That is why most of the fee is only paid if you buy.

Twenty minutes, and we will tell you whether you need us.

Bring your budget and a rough idea of where you are looking. Plenty of these calls end with us pointing someone at the free course, and at Plan 1 if they would rather use the $40 a month tools on their own. That is a good outcome, not a lost sale.

No obligation, no pitch deck. If we are not the right fit we will say so on the call. Pick any time below.
